CARE MARKET INSIGHT 2026: WEST MIDLANDS

In this article, Lee Howard (Regional Director – Care at Christie & Co) outlines activity in the West Midlands care market, including available stock, who is buying what kind of businesses, and where they are acquiring.

     

Across the West Midlands, we have a wide spectrum of care homes on the market. Opportunities range from smaller specialist homes with fewer than 15 bedrooms to larger, purpose-built or extended facilities comprising 45 beds and above.

Unsurprisingly, stock quality and configuration vary considerably, with clear differences evident in ensuite provision, age and style of construction, and overall operational profile.


This diversity of supply closely mirrors the breadth of buyer demand, which spans from traditional character conversions through to modern, purpose-built homes. Recent transactions further highlight the range of opportunities available, with notable variation in profitability, CQC registration status and ownership structure. Stock includes well-established, high-performing trading businesses alongside assets presenting clear repositioning or improvement potential. Both asset sales and share sale structures continue to feature prominently across the market.


WHO’S BUYING?


Buyer appetite remains exceptionally strong, as shown through significant competition for all asset types in the West Midlands, including small to medium-sized homes, where demand continues to outstrip supply.


The depth and diversity of buyer demand continue to underpin a highly competitive market for well-priced and well-prepared stock. A good example of this is through a recent confidential launch of a small care home, which generated more than 15 viewing requests from qualified buyers within just 72 hours, enabling a structured competitive process and resulting in multiple offers and three strong ‘best and final’ bids. Importantly, this provided our client with not only pricing tension but also flexibility around deal certainty and buyer credibility.


We continue to see sustained interest from smaller regional operators seeking bolt-on acquisitions, alongside larger multi-site operators aiming to expand their geographical footprint across the UK. Credible first-time buyers remain active, supported in part by increasingly flexible lending criteria from sector specialist banks. This combination has helped maintain transaction volumes and reinforce confidence across the market.


WHAT ARE THEY BUYING?


Historically, the most acquisitive operators targeted purpose-built homes with 40+ bedrooms, 100% ensuite provision, strong private pay ratios, and ‘Good’ or ‘Outstanding’ CQC ratings. 


However, the limited availability of these assets, combined with heightened buyer appetite, has led to a broadening of geography and acquisition criteria; the Midlands has particularly benefited from this, with a number of southern operators looking to further expand into the region.


Increasingly, buyers are willing to consider homes of varying sizes, configurations, and performance levels. Assets with mixed or improving CQC ratings are attracting attention, particularly where there is clear scope to enhance profitability through operational improvement and/or capital investment.


WHERE ARE THEY BUYING?

Both rural and urban locations throughout the West Midlands remain popular, although buyer interest is strongest in areas with higher population density. Busy towns, urban centres, and affluent private pay areas – such as Solihull and Worcestershire – are particularly popular, reflecting deeper labour pools, stronger fee-paying demographics, and more reliable referral networks.


Accessibility is also a critical driver of buyer interest. Homes located close to public transport links and key arterial roads, and that offer adequate parking, either on site or nearby, consistently attract the greatest levels of enquiry and competitive tension.
